The Most Common Roof-Leak Sources in Las Vegas Homes
After finding leaks across Southern Nevada for years, the same culprits come up again and again. Knowing them helps you catch a problem early.
1. Cracked pipe boots
The rubber boots that seal around plumbing vent pipes dry out and crack in the UV — often the single most common leak source on desert roofs, and one of the cheapest to fix.
2. Failed flashing
Flashing at chimneys, skylights, and roof-to-wall transitions fails from age, movement, or poor original installation, letting water slip behind it.
3. Cracked or slipped tiles
Wind and foot traffic crack and dislodge tiles, exposing the underlayment to direct water and sun.
4. Aged underlayment
On older tile roofs, brittle felt underlayment is the systemic cause — see our article on tile underlayment. The fix is a lift-and-relay.
5. Ponding on flat sections
Flat and low-slope areas that don't drain properly pond during monsoon storms and leak at seams and penetrations.
