Frequently Asked Roofing Questions
Usually not. The large majority of roof leaks in Las Vegas come from repairable causes — failed flashing, cracked or slipped tiles, dried-out pipe boots, or localized underlayment failure. We diagnose the true source and recommend a repair when a repair will solve it, and we only recommend a full re-roof when the roof has genuinely reached the end of its life. Either way, you get an honest assessment from a licensed roofer.
Because the tile outlives the underlayment beneath it. In the Las Vegas climate, tile can last 50–100 years, but the asphalt-felt underlayment under it typically fails in about 20 years. When that underlayment cracks, the roof leaks even though the tile looks fine. The fix is usually a lift-and-relay: we remove the tile, replace the underlayment and flashing, and reset your original tile.
We repair — tile repair is our flagship. Most tile 'roof failures' are underlayment failures, not the tile, so the right fix is usually a repair or a partial lift-and-relay rather than a full replacement. We replace cracked, slipped, and broken tiles, repair flashing, valleys, ridge mortar, and bird stops, and match existing profiles wherever possible — sourcing salvaged or discontinued tile when needed. We'll only recommend a full re-roof when the roof has genuinely reached the end of its life, and we'll explain why.
It depends on the material and your roof. As rough market ballparks: asphalt shingle re-roofs often run about $3.50–$5.50 per square foot installed; tile re-roofs and lift-and-relays roughly $8–$20 per square foot; and metal roughly $7–$10+ per square foot. There's no single best — it depends on your home, budget, and how long you'll keep the house. Tile is the local standard and lasts decades. Metal lasts longest (40–70 years) and is an excellent cool roof. Heat-rated and cool-rated asphalt shingles are the most affordable. For flat roofs, reflective TPO or PVC single-ply membrane (we don't install spray foam or torch-down). We'll help you weigh the trade-offs honestly.
Tile: the tile lasts 50–100 years, but expect to replace the underlayment around every 20 years (longer with modern synthetics). Asphalt shingle: 20–30 years. Metal: 40–70 years. Single-ply TPO or PVC membrane (flat roofs): 20–30+ years with basic maintenance. The intense UV and thermal cycling in Las Vegas are the limiting factors.
Dried and cracked pipe boots around plumbing vents, failed or poorly installed flashing at chimneys/skylights/walls, cracked or wind-slipped tiles, brittle aged underlayment, unsealed penetrations from old antennas or AC work, and ponding on flat or low-slope sections during monsoon storms. These are predictable failure points, which is what makes leaks findable and repairable.
Yes. We back roof-leak repairs with a 5-year leak-repair warranty — if the leak we fixed returns within that period, we make it right. Full re-roofs carry both a workmanship warranty and the manufacturer's material warranty for the system installed. We review the exact terms with you in writing at the estimate.
Yes. City Seamless Roofing is a licensed, bonded, and insured Nevada contractor (C-15 #85215, C-14 #82656, C-13 #81881). Roofing work in Nevada should only be performed by a properly licensed roofing contractor — it protects you and your home.

Often, yes. We can match many common Southern Nevada concrete tile profiles, and for discontinued tile we can frequently relocate matching tile from hidden areas (like behind a parapet) and install new tile there, so the visible roof stays a perfect match. We assess matching during the inspection.
Yes. We install and service reflective TPO and PVC single-ply membrane on flat and low-slope roofs, for both homes and commercial buildings, and we work with HOAs and property managers including documentation and maintenance programs. We don't install spray foam or torch-down — for flat roofs we use TPO or PVC membrane instead.
No. We don't install torch-down (torch-applied modified bitumen) or spray-foam (SPF) roofing. For flat and low-slope roofs we install reflective TPO or PVC single-ply membrane instead — a heat-welded, watertight, highly reflective surface built for ponding resistance and the Las Vegas sun. If your roof currently has foam or torch-down, we can assess it and talk through a membrane re-roof.
Yes. Rain gutters are our original trade — City Seamless started in seamless rain gutters before the roofing division. We install custom-fit seamless aluminum gutters and downspouts, and because gutters mount to the fascia at the roof edge, we can handle them alongside roof or fascia work.
