Green Valley's Underlayment Is at the End of Its Life
Green Valley's tile roofs date to the 1980s and 1990s, which means their original asphalt-felt underlayment is now 30 to 40 years old — long past the roughly 20-year life of that material in our climate. The concrete tile on top is still perfectly good, but the waterproofing beneath it has failed, which is why leaks are common across the neighborhood. The right fix is a lift-and-relay: remove the tile, install modern long-life underlayment and new flashing, and reset your original tile.
